Corned Beef Hash

1. In medium skillet melt butter over medium heat. Add onion and cook about 4 minutes, stirring occasionally, or until translucent.
2. Add potatoes and corned beef and cook 3 minutes, or until heated through. Season with salt and pepper.

Well good news, the Ben Lang Properties Team has just discovered that a few senators have proposed a bill that will assist in speeding up the Short Sale process…

Everyone by now has heard that Short Sales are time consuming and often result in home buyers getting impatient and walking away from the deal before an approval is even granted.  But what would happen if a bill was put into place to assist in speeding up the Short Sale process?

Three senators from Alaska, Massachusetts and Ohio have proposed to expedite the Short Sale Process and the bill is known as the Prompt Notification of Short Sale Act.

Senator Lisa Murkowski from Alaska has come forward and stated “there are neighborhoods across the country full of empty homes and underwater owners that have legitimate offers, but unresponsive banks”.  The Ben Lang Properties Short Sale Department knows first hand what this senator is referring to.

Each lender has their own Short Sale time lines, of course some lender’s time lines are faster than others which brings the question, ‘Why can’t we get help speeding up the Short Sale process?‘

You will hear many Metro Detroit home buyers say to AVOID a Short Sale, but did you know that Short Sale homes do not bring down neighboring home values like foreclosed homes do?  According to a 2012 Home Ownership Satisfaction Survey that was conducted by HomeGain, 83% of Short Sale home buyers have been satisfied with their purchase regardless of the wait time.

But could you imagine a world where banks were required to respond to the Short Sale request within 75 days of written request? More Metro Detroit homes would be saved from foreclosure if this bill was approved.

This however is not the first time representatives proposed a bill to speed up the Short Sale process.  In April 2011, two other representatives proposed a bill very similar and unfortunately never reached the House Committee for debate.

1.  First step in preparing for an emergency is to ensure there is a supply of food items.

The American Red Cross has recommended obtaining at least one gallon of water per day per person when preparing for emergencies.  You never know if you will be confined to your Oakland County home or not and it is always best to be prepared then in need of minor items in the event of an emergency.  Remember to stock up on baby formula, bottles and food items that do not require refrigeration such as canned goods, dehydrated fruits and nuts.

If you don’t use the food, you can give  it to your local food bank and take a tax deduction.

2.  Second item to remember is to have enough cash on hand.

In the event of a blackout or power outage you may not be able to access your bank accounts to obtain money.  Be sure to have at least $500 of cash on hand when creating an emergency plan.

3.  Let there be light.

Be sure that you have some form of a light source ready in the event of an emergency.  This could be a generator or even as simple as candles, flashlights and even matches.  Make sure there is enough for everyone in your Troy MI home to use.

4.  Create an easy exit strategy.

It is always a wise decision to create an evacuation plan with at least two or three alternatives.  You never know if one of the routes may be blocked or if you will be unable to access it.
